MAINTENANCE ISSUES

 

Should a maintenance issue arise during your tenancy, we ask that it is reported by email. However, if you have an emergency, please call our office immediately (we will ask you to send confirmation by email once the emergency has been dealt with).

Once an issue is reported, the Assured Lettings team inform the landlord and instruct one of our qualified sub-contractors to attend the property. In a lot of circumstances repairs will be carried out immediately. However, with some jobs, we may need to obtain a quotation before the work can proceed.

All of our contractors have been vetted by us, and we always ensure that we send a contractor who is qualified for the particular job and has appropriate insurance in place. Work is prioritised according to the level of urgency, and the contractor will always attend within a reasonable timescale.

 

Out of Hours Emergency

If you need an emergency repair outside of office hours, you should call in an emergency contractor. Emergency repairs are for serious issues that threaten harm to yourself or the property. Examples are given below:

  • A major water leak
  • Gas leak
  • Total lack of water supply (please make a prior check with Severn Trent to ensure that general works are not being carried out)
  • Broken windows (if the damage is caused as a result of a crime, please notify the police)
  •  Insecure property

Please note that only genuine emergencies should be dealt with out of office hours.

 

Tenant Responsibilities

Some routine maintenance jobs are considered ‘tenant-like’ responsibilities. Examples are given below:

  • Changing light bulbs
  • Smoke and carbon monoxide (CO) detector batteries (these should be checked weekly)
  • Tripped electrics
  • Blocked drains
  • Bleeding radiators
  • Garden maintenance
  • Pest control
  • Cleaning windows
  • General waste and garden waste disposal
